Property Management Services landlords & lettings team take care of everything that involves managing your property from collecting the rent to arranging works and paying services charges. Our experience means we have all requisite knowledge of the very latest rules and regulations, we’ll make sure that all legislation and safety regulations are handled, giving you the peace of mind that both your property and your tenants are well looked after during the tenancy.
All of our team are experienced in all areas of lettings; this ensures that they are in the best position to give you accurate advice throughout the tenancy.
You can take advantage of our landlords & lettings services even if another agent has found the tenant or you already have a tenancy in place. If you currently have a tenancy in place you may simply feel you don’t have the time to manage the property yourself or you are unhappy with the service you are currently receiving. If this is the case then we are more than happy to discuss how we can help.
As standard with all the services we provide we not only market your property, find the tenant, obtain references and collect the initial rent and deposit on move in, we continue to collect the rent throughout the tenancy and manage the day to day letting of your property.
Property Management Services are members of UK Association of Letting Agents (UKALA) and National Residential Landlords Association (NRLA).
Property Management Services are members of the Property Redress Scheme and have UKALA Client Money Protection.
All deposits paid are held in a designated client account in accordance with government regulations and protected with mydeposits which is a government approved scheme.
Carry out two interim inspections each year.
A 24 hour emergency call-out service.
Arrange all repairs and maintenance on your behalf if required.
Provide a key holding service.
Arrange payment of your outgoings on the property (e.g. ground rent, service charges).
Provide tax advice for overseas landlords.
Collection of rent.
Manage the check in, compile inventories, check-out and return of deposit negotiation process.
Our landlords & lettings team have on call services at all levels, ranging from one man bands that carry out simple and easy to do jobs through to larger contractors.
We also provide a 24 hour emergency helpline should tenants need help out of hours along with contractors who are always on call around the clock, we will deal with everything.
The service that we offer is full management, the charge for our services is 12% of the rents collected with no VAT.
A registration/set up fee of £150.00 per property (no VAT) is payable out of the first weeks/months rent. This covers viewing, referencing and administration costs. This is a one-off charge; we do not charge you this fee for every tenancy.
Advertising/marketing the property – Fee – £125.00 (No VAT) per tenancy. We will advertise and market your property on our website, on the property portal OnTheMarket in our office window, through local contacts and we will arrange a “To Let” sign in the property window.
Arranging and facilitating statutory compliance (this is in addition to the costs of the item itself) if not provided on instruction or undertaken by the landlord:
- Energy Performance Certificate (EPC) if required £10.00 (inc. VAT).
- Gas Safety Certificate (GSR) if required £10.00 (inc. VAT).
- Electrical Installation Condition Report (EICR) if required £15.00 (inc. VAT).
- Land registry proof of ownership documentation if required £10.00 (inc. VAT)
- Portable Appliance Testing (PAT) if required – Subject to quotation.
- Installing Smoke alarms and/or carbon monoxide detectors £10.00 (inc. VAT).
- Handling local authority licensing application on behalf of the landlord £100.00 (inc. VAT) per property.
Landlord Withdrawal Fees (before move-in): £150.00 (inc. VAT) per tenancy. To cover the costs associated with the marketing, advertising and tenancy set-up should the landlord withdraw from the tenancy before it has started.
DURING TENANCY FEES
Additional Property Visits: £30.00 (inc. VAT) per visit. Should the landlord request property visits in addition to those within their existing Terms of Business, this covers the costs of us attending the property.
Landlord Withdrawal Fees (during tenancy): £150.00 (inc. VAT) per tenancy. To cover the costs associated with advising the tenant on the change and the position of the security deposit, transferring the security deposit to the landlord or new agent, notifying all utility providers and local authority (where necessary) and returning all relevant keys and documents held by the agent to the landlord.
END OF TENANCY FEES
Tenancy Dispute Fee: £75.00 (inc. VAT) per tenancy. The costs associated with the preparation of all the evidence and submitting the case to the tenancy deposit scheme as well as dealing with all correspondence relating to the dispute.
Court Attendance Fees: £50.00 (inc. VAT) per hour.
OTHER FEES AND CHARGES
Deposit Transfer Fees: £20.00 (inc. VAT) per deposit. Should the landlord request any changes to a protected deposit during a tenancy, this covers the costs associated with legal compliance for said request.
For providing an annual Income & Expenditure schedule in addition to the landlords’ statements Fees: £20.00 (inc. VAT) per annum, per property.
PROPERTY REFURBISHMENT FEES
Fees for organising and supervising works undertaken by contractors including plumbing, electrical, maintenance/repairs, purchases of carpets/flooring, decoration, buying furnishings etc. on behalf of the landlords:
Plumbing, electrical, maintenance/repairs, purchases of carpets/flooring, decoration, buying furnishings etc. Fee: – Total costing under £1,500.00 – No Charge.
Plumbing, electrical, maintenance/repairs, purchases of carpets/flooring, decoration, buying furnishings etc. Fee: – Total costing over £1,500.00 – 10% of the total costs incurred.
